What is a valuation?

A valuation is an estimate of the value of an asset — real estate, machinery, equipment, vehicle, movable property or intangible — expressed in monetary terms through an impartial technical opinion. It is based on the physical, legal and use characteristics of the asset, on market analysis and on the information available at the valuation date.

What is valuation practice?

VALUATION is an activity currently governed by a set of principles and methodologies standardised by international institutions (UPAV and IVSC) that are widely accepted worldwide. These methods seek above all to remove subjective elements from the valuer’s judgement and to rely on market evidence, with a systematic treatment of information and methods appropriate to each case.

What does CSV offer?
  • Independence: CSV is not linked to financial institutions or to business, industrial or other groups, and does not act as a real estate intermediary, so it carries out its activity with complete professional independence.

  • Rigour and professionalism: CSV delivers its service following internationally proven and constantly evaluated valuation methodologies, and takes as its reference the international standards issued by organisations such as the IVSC (International Valuation Standards Council), UPAV (Pan American Union of Valuation Associations) and, as a RICS-regulated firm, the RICS Valuation – Global Standards (the “Red Book”). CSV’s staff are selected according to their education, training and relevant experience, and undergo continuous professional development.

This information supports every valuation.
Why is a valuation carried out?

A valuation report is used mainly to support a decision, and may be required to: obtain a loan secured by a mortgage or pledge (to know the value of the collateral), sell or buy an asset, set the rent or anticresis of a property, settle inheritances, review cadastral value, expropriations or easements in the public interest, court cases, insurance assessments, investment project appraisal, financial monitoring of works in progress, updating the value of fixed assets and accounting records, purchase, sale or merger of companies, valuation of brands and intangibles, and any situation that requires knowing the probable sale value of an asset. This work is carried out by a valuation specialist using a methodology appropriate to the subject asset. It is therefore advisable to obtain a valuation before deciding to buy, sell, invest in, extend, repair or improve an asset, or before taking on or repaying a debt secured on it, as the information will support your decision.

How long does a valuation take?

It depends on the type of asset and its location. For houses, flats, offices or retail units in urban areas, the maximum time is 2 working days, counted from receipt of the documentation, payment of the advance and the site visit. For vehicles, machinery, equipment or movable assets, the time depends on the number of assets to be valued and their particular characteristics; a vehicle valuation normally takes a day and a half. For special cases, we provide a quote for both time and fee.

If I disagree with the value assigned to my asset, what can I do?

You can request a review of the valuation, stating the reasons for your disagreement and providing supporting evidence. The case is handled personally by management, who will respond to your request.

What is price?

The amount of money that a buyer is actually willing to pay and a seller is willing to accept in an arm’s-length market transaction.

What is cost?

The total investment and expenditure required to produce, acquire or replace an asset and bring it into working condition. It may include materials, labour, equipment, transport, installation, and legal, financial and indirect costs. Unlike price and value, cost reflects what is invested in the asset, not what the market is willing to pay for it.

What is value?

“Value is an a priori notion of preference that a person holds about a tangible or intangible asset, based on their wishes, interests and needs, and on the usefulness they expect the object to provide now or in the future — within a given context and according to their circumstances, judgement, experience, information and knowledge”

What is depreciation?

The loss of value an asset experiences relative to its replacement cost new, due to age, physical wear and tear, and functional, technological or economic obsolescence.

What is market value?

The most probable selling price at which an asset could be exchanged on the valuation date between a willing buyer and a willing seller, in an arm’s-length transaction, after proper marketing, where the parties have each acted knowledgeably, prudently and without compulsion.
